Cornerstone Committee Update

At the March 20th Vestry meeting, the Vestry of the
Episcopal Church of All Saints approved the budget
for the next round of Cornerstone Projects. Here is a
brief summary and timeline for the projects:
1. Skylight fabrication and replacement
The fabrication of the new skylights for the apse will be undertaken by Spohn Associates of Noblesville. The new skylights will be fabricated of aluminum and will have insulated and laminated glass. We will be adding a contingency to this budget item in case there are problems with rot on the roof, beams, etc., from water infiltration.
Quote: $33,900
Contingency: $2,000
2. Partial roof work
The replacement of the copper flashing, slate roof, and flat roofs will occur over the Mary and Michael chapels (the north and south transepts) and the crossing. This work will be done by Smither Roofing, one of the oldest businesses in Indianapolis. We will be adding a contingency to this budget item in case there are any problems with rotten roof decking, etc.
Quote: $107,700.00
Contingency: $10,000
3. Masonry Repair
The committee has decided that since scaffolding will be in place for the roof repair, it makes sense for us to undertake masonry repair/tuckpointing in the roof area. The contractor will be Broady-Campbell, the same contractor who installed the Mary Chapel altar and has previously done work at All Saints.

Contingency: $1,000
4. Miscellaneous Engineering Costs and Project Management
We have contracted with Arsee Engineers to oversee any structural engineering and project management that may be involved in the project. They were the same firm that completed the tuckpointing analysis of the church as part of the Cornerstone Project, so they are very familiar with the building. We are also concerned that since the skylight system is new, we want to make sure the roof structure will adequately support the installation.
Quote: $2,800
Contingency: $700
Project total
The total amount approved by the Vestry was $176,700 (including contingencies). There is approximately $240,000 in the Cornerstone bank account as of 3/20. The vestry has put a total limit on the project of an additional 10% above the project amount. If the costs are projected to exceed $194,370, then the project must come back to the Vestry for review.
Schedule
We are currently pursuing the necessary permits from the Indianapolis Historical Commission (IHPC) to begin the work. Lance Ratliff and Pat Griffin met with representatives from IHPC and have been assured that since we will be restoring the existing structure with comparable materials, we should have no problem with permits.
It has been determined that the slate roof and masonry repair work can be done independently of the skylight work. Smither Roofing and Broady-Campbell have confirmed the they can share the scaffolding and have coordinated their schedules.
The tentative work schedule will be:
- Slate Roof and Masonry Repair: end of April through mid-May
- Skylight Replacement: end of August through September
* This schedule is dependant upon IHPC and Old Northside Land Use Committee approvals.
